Maximum height — 14 ft or higher

I want the dramatic ceiling height that defines a true hard loft. I understand this increases heating costs and limits which buildings qualify.

Good height — 10 to 13 ft

I want noticeably higher ceilings than a standard condo but I'm not fixated on 18 or 20 feet. This opens up more buildings and generally means lower utility costs.

Flexible — I prioritise other things

Ceiling height is nice but not my primary criterion. Space, location, and building quality matter more to me.

Nothing — I want a simple building

No gym, no concierge, no amenity fees. I'll use the neighbourhood for what I need. Low maintenance fees are a priority.

A few basics — secure entry, bike storage, maybe a locker

I don't need a gym but I want a building that's looked after. Basic amenities only.

Full amenities — gym, concierge, party room

I want a building with a full amenity package and professional management. This points me toward soft lofts and newer buildings.

Under $700,000

Looking at smaller units or east-end buildings. Leslieville soft lofts and smaller hard loft conversions are realistic here.

$700,000 to $1.1 million

Opens up mid-size units in most loft districts. Solid hard loft options in Leslieville and Liberty Village, smaller units in Queen West.

$1.1 million and above

Full access to the hard loft market across all districts including the most sought-after buildings in West Queen West.

Active, creative, lots going on

I want to be in the middle of something. Great restaurants, art scene, interesting people on the street. I don't mind noise and bustle.

Residential, neighbourhood feel, quieter

I want a loft in a neighbourhood that feels like a community. Good local spots but not a destination for people from across the city.

Dense with amenities, don't need to leave

I want everything walkable. I'd trade neighbourhood character for concentration of services and restaurants.
